Selling A Vacant House? Home Staging Is A Must

There was a time in the not so distant past when there were far more home buyers than sellers, and sellers had the luxury of not having to pretty up their place to sell it. Often their property would sell before the listing ink was dry. Rather than replacing the hideous blue carpet, they might offer a credit. If the buyer didn't like the orange paint, then THEY could repaint after the close. The idea of having the house professionally staged - prepared for the market - seemed frivolous and a bit unnecessary, but for those who did, their house often sold over the listing price with multiple offers.

Unless you've been living in a cave for the last few years, you are painfully aware that those days are long gone. In the Orange County real estate market of today, there are over 17,000 properties on the market, and home sales are way down.

While some folks have the luxury of waiting for market conditions to improve, many homeowners are forced to sell their property now, for a variety of reasons. Some are carrying two mortgages and need to eliminate one of them, some have relocated to Orange County due to business, some overextended during the credit boom and can no longer afford their mortgage, and many homes have been foreclosed and are being unloaded by banks.

There are buyers out there. There are always people who are relocating into the area, and there are also locals looking to upgrade and hoping to take advantage of falling prices. True, many buyers are waiting for prices to come down more, and some cannot get the financing they need, and others are ready and able to buy but can't sell their own house. But buyers are out there; there's just an imbalance between supply and demand.

With so much competition out there in housing inventory, it is crucial that your property stand out. It all starts with the Multiple Listing Service (MLS). More and more buyers are searching for new houses on the internet before they ever even contact an agent, so sellers have to grab their attention with great photos just to get them interested. Then when they visit the property, they have to be impressed right away. Like speed dating, buyers will decide within the first thirty seconds if they are interested in pursuing the relationship or if they want to look elsewhere. It's important to make a favorable first impression.

Does staging really work? Statistics say yes. Common sense also says yes. That's why home builders spend thousands on professional design services to trick out their models with high-end furnishings and expensive upgrades. It is an overt marketing strategy to get prospective buyers to fall in love with their model, to see its potential, and to envision themselves enjoying a particular lifestyle. As my husband likes to say, "They are selling the dream." This is why the design and dйcor is upscale and impeccable. This is why there is a beautiful pool, fireplace and patio furniture in the backyard. This is also why there are no piles of bills on the counter, waste baskets in the bathrooms, or magnets on the refrigerator.

Home staging professionals have applied the same concept and techniques to help realtors market their listings and home owners sell their properties, and their services have become increasingly popular.

Does every house need to be staged? In my experience, every property - no matter the size or value - can benefit from staging - and it works if you're selling or renting a property. But let's be honest; some houses need it more than others. If you have a house that has nice landscaping and curb appeal, and is simply, yet tastefully decorated inside, has neutral paint and carpet and some carefully chosen upgrades, and is completely devoid of clutter, then congratulations! You can get away with minimal staging. Especially if you have a great floor plan, are located in an in-demand area and are priced realistically.

But what if your property is vacant? There are a lot of vacant properties currently on the market, as many homeowners have simply moved out and left their empty house on the market. The majority of the houses I stage are vacant. In my opinion, if you are trying to sell a vacant property, it is IMPERATIVE that you have it professionally staged, and I will tell you why.

Vacant houses present special problems for the seller and agent for several reasons:

• Buyers need to use their imagination to see the potential. Because the rooms are empty, it is often difficult for them to envision how they would look with furniture, window treatments, and artwork.

• Sometimes it is impossible to figure out the purpose of a particular space. If there is a room or area in your house that is even remotely odd, shaped or sized in an unusual manner, or whose purpose is ambiguous, then buyers will be confused and uncertain. Its purpose must be adequately defined, and this is best done visually.

• In vacant properties, buyers tend to focus on every imperfection. Unless your property is brand new, this is going to be a problem. And the older your house and the more outdated your fixtures, the bigger this problem will be. Filling the property with tasteful furnishings will distract buyers and minimize the impact of these imperfections.

• An empty house feels cold and bleak. Remember, first impressions count. You want it to be warm and inviting so buyers will have an emotional response and establish a personal connection with the house, just as they do with model homes. Sell the dream.

• And paradoxically, empty rooms actually seem SMALLER than furnished rooms, leaving buyers to wonder whether their things will even fit. Gauging scale is tricky, and you can still be wrong. Adding furniture in the right proportion solves this immediately.

Staging vacant houses resolves all these issues for the buyer, and can also make an empty house feel warm, comfortable and, well, like home, which is the point.

How much does staging cost? It varies widely from stager to stager. The high-end companies that furnish model homes charge thousands of dollars, and spare no expense, but it is worth it to the builders who typically have a lot of homes to sell.

For the average seller, especially those who may not have a lot of money to invest in staging, this type of high-end furnishing is not necessary. There are many staging professionals who can do a fantastic and very effective job for far less. We like to say that the cost of staging is always less than your first price reduction. Think of it as an investment before you sell, just like upgrading the countertops or repainting the kitchen.

Most stagers will provide free quotations for their services; their offerings can vary widely so make sure you understand exactly what is included in the cost.

Sell Your House - Easy and Inexpensive Tricks To Make Your Home Look Better Fast!

Want to sell your house but don't have a lot of cash or time to spruce it up? Can't afford a professional to do a major renovation? I'll target some of the more common trouble spots with a few suggestions for quick and easy fixes.

The most important thing you can do is ABSOLUTELY FREE and that is to DECLUTTER! Remove everything you don't absolutely need until after the house is sold and either pack it away neatly out of sight or put it in a rented storage facility. Then rearrange your furniture to showcase your home's best features (fireplaces, nice patio doors, picture windows - don't block the views!). If you have too much furniture then put some of it in storage while the house is on the market! Remember, you are marketing the HOUSE to a potential buyer, not your belongings. You want them to be able to picture themselves and their belongings in the house. Clean the windows and any glass doors. Remove pet bowls from the kitchen and temporarily store your trash can out of sight. Have everyone start putting coats and shoes and backpacks away in their closets instead of dropping them in the foyer as they come in. Keep this area clean and tidy - first impressions are made here and can make or break a sale.

Freshen up the paint! This is generally inexpensive. I personally never buy expensive paint, especially in a house I am going to sell or rent out. Keep in mind that the buyer will most likely change the paint anyway. Neutral colors are best. I would cover any exceptionally out of the ordinary colors like Easter-egg purple or coral pink with a more neutral tone because these colors are not going to appeal to most buyers and might turn most people off. However, if you have a gold or red-toned or olive-green wall and it goes well with your furniture I wouldn't necessarily change it if it works well and looks up-to-date because those colors are currently hot and appeal to a wide range of buyers. Just tone down anything that is overpowering - such as an entire red room or a busy-patterned wallpaper. Also check the paint section of your local discount or hardware store - many of these stores sell "mis-mixed" paint at a fraction of the normal cost. Someone else's mistake might be just the color you are looking for.

Clean the carpets! Either borrow a steam cleaner from a friend or rent one. Many grocery or discount stores rent these for a low price. They aren't very expensive to buy these days either, especially if it is something you think you will use a lot. This will serve two purposes- it will clean your carpets and make your house smell better. If you have hardwood floors underneath and your carpet is in really bad shape then consider removing the carpeting to reveal the flooring underneath. Hardwood floors are back in a big way!

Take a good look at your kitchen cabinets - are they outdated and a little dingy? Try cleaning them. How about a coat of paint? If they are really old this might be the best option - a light sanding and a fresh coat of white paint. You can even paint the hardware in many cases. There are lots of metallic finishes in spray paints. A $6 can of spray paint is a lot cheaper than replacing all the hardware on your cabinets.

Clean and organize your bathroom using baskets, small boxes and organizers. It is usually inexpensive to replace the flooring in this room because most bathrooms are fairly small. Peel and stick tile comes in many varieties now, some with the feel of stone tile. New towels, throw rugs and shower curtains are inexpensive and can really change the look without much effort at all. You can update old glass shower doors easily with frosted glass spray paint. You can use masking tape to tape off strips or other designs on the glass.

Be sure to clean and organize your closets. Buyers WILL open your closet doors. An organized closet will look more appealing to a buyer. Give away anything you haven't worn in the last year. Pack away anything you don't wear on a regular basis and put it in storage until after you have moved. Make sure beds are made and clothing and other items put away every day. Keep your house ready to show on a moment's notice.

If you have a 4-bedroom house, then you need to show the house with 4 bedrooms. If you use one as an office you might get by with showing the house with one bedroom used as an office space as long as it is neatly organized. But don't show a house with the extra bedrooms used as "junk rooms". If you don't have beds for all the rooms then use air mattresses either stacked up or on frames and dress them just as you would a regular bed. No one will know the difference. It's a lot cheaper than buying a bedframe, mattress and box spring. You can even borrow air mattresses from a friend if you don't have them. It will only be temporary anyway. Use small tables and lamps from another part of the house beside the bed and you are set! A bench or trunk at the end of the bed can be an excellent place to store out of season clothing or toys. If you don't have bedding, check discount or dollar stores, your local resale or Goodwill shop, borrow from a friend or try a neighborhood garage sale! Remember, you are just staging for an Open House. You are not going to be using these items forever. But pick something neutral and tasteful.

Listen to what people are saying when they walk through your house...if something about your house keeps getting negative feedback then it might be worthwhile to invest the money to update it. That might be what is hindering the sale of your house. However, only you can decide if it is feasible to make the changes that might help your house to sell.

If you have a dog, give it a regular shampoo and make sure there are no pet hairs on the carpets and sofa. This alone can be very off putting to potential buyers.

7. The garden is a space where buyers love to entertain during summer with barbecues and parties. Make sure your garden is presentable and practical at all times, even if the weather is bad. Keep the lawns mown and free from leaves and weeds. Jet wash the patio, clip back overgrown plants and bushes. Setting up some garden furniture will help your potential buyers imagine themselves sitting in the garden on a hot summer's day with a glass of wine.

8. Finish off any of those DIY projects you have started but not completed as buyers are put off when they see unfinished jobs. They start to worry that there may be many other unfinished jobs around your home which they cannot see. Those uncompleted DIY jobs all give the potential buyer cause for concern and can cost you money.

9. Your kitchen and bathroom are two rooms which can make or break the deal. It is important to repair or replace any broken floor or wall tiles. Choose a Solid Home Inspector

Surprises can be good and they can be not so good. As a homeowner the last thing you want to discover is that home you recently purchased is full of surprise flaws. The prime time to discover what surprise problems might plague a house, is during a home inspection- before the final sale of a home. You want to know exactly what you are getting yourself into, and how much it will cost to bring the house up to snuff. A thorough, professional home inspection is the only way to source this information. Consider the importance of selecting a professional, reliable and experienced home inspector.

Choose a home inspector with top qualifications and related experience to boot. Don't be confused by credentials obtained through quick study courses. It takes many years to become qualified and experienced in this field. Ensure that your prospective home inspector is a member of a professional home inspection organization. The National Association of Home Inspectors (NAHI), American Society of Home Inspectors (ASHI), The National Association of Certified Home Inspectors (NACHI), are the top national associations in the US. These, as well as other state organizations follow strict standards in practice and education.

When interviewing a prospective inspector, find out about their related work history. A background in construction, alongside their home inspection credentials, is a great sign. Inspectors with a construction background will have greater insight and understanding to assess the structural integrity of the home in question.

Some other questions you can put to a prospective home inspector involve understanding how he/she will comprise the final report on your home. Finally, sometimes people feel most comfortable with references. If you have a reference from someone you trust, who had a great experience with a certain inspector, then, sure go for it. But, to avoid conflict of interest, the building inspector should not be recommended by your realtor.

Home Buying Tips You Haven't Heard

The following are not your usual home buying tips. For example, almost everyone will tell you that you should buy a home, but the first tip below suggests an alternative.

Consider Renting

This is all about time and place and your own situation. Are you going to be in one place for long? If you are likely to move within a few years, you may be better off renting. Transaction costs of buying and selling will likely eat up any equity gains you get. It may seem profitable to buy at $200,000 and sell at $220,000 two years later, but commissions, closing costs and loan costs can easily add up to $20,000, so where is the gain? Also, there is no guarantee that prices will rise, and if they don't you suffer a real loss.

Also, it is a matter of the ratio between rental rates and the costs of buying, and what is likely to happen in the market. For example, suppose you are in a slow-growing stable area, and your total monthly cost to buy a home is going to be around $1,200. If rent is anywhere near that for the same size home, you should probably be buying a house.

On the other hand, let's look at the example of Tucson, Arizona in late 2005. You could buy a small home for about $190,000, with mortgage, taxes and insurance running about $1,325 per month. But you could rent the same home for just $675 per month. Now add to this the fact that home prices had been rising at 20% or more per year for years, and 12% of all recent sales were to speculators, not owner-occupants (a sure sign of a market top).

In this case, it would have made more sense to rent. Had you bought there two years ago, you would have paid $650 per month extra to be a home owner, or $15,600 over these last two years. In addition, the house would probably be worth a little less now than when you bought it. Better to have banked that $15,600 and bought the home today.

Other Home Buying Tips

Compare ALL costs when you look at various homes. It is easy to consider just the price of a home, or what that means in terms of a mortgage payment. However, there are other costs. If the home is in a flood zone, for example, insurance could be $200 per month higher than for other homes. Look at taxes, insurance, utility costs (big homes cost more to heat) and any other regular costs, so you can honestly compare houses according to what they will cost you monthly.

Go to online forums to learn about a new town. Many people like to talk about where they live. They get to do this in various online forums, which you can search for by entering the name of the town and "forum" into any search engine. Be aware that these are often places where locals complain about their town, but you can also find interesting and useful information, and ask questions.

If your real estate agent doesn't represent you, don't be loyal. If she is really a seller's agent, she is obligated to pass on comment you make to the seller, like "I think we can go higher if they reject our first offer." Even if she represents you, be sure she does it well. If you are shown three houses that have nothing to do with the criteria you laid out, show the agent the door. By all means stick with a good agent who really helps you, but otherwise you can also call the listing agent for each house you want to see.

Inspect the home yourself. You probably plan to have a home inspection done by a professional before you buy. But you should also visit the home a second time yourself, and do your own inspection. Bring a checklist and look over everything, even if this takes an hour or more. In this way you can tell the professional inspector what your concerns are, and be ready with questions for him.

There is another reason to do this inspection. It has to do with a concept called "time investment." Sellers are more likely to accept an offer if they have invested more time and hope into a buyer. Negotiation secrets like this are a whole other area of home buying tips - one that you may want to learn about.

So you are buying a New House, Do you really need a Home Inspection?

John was an acquaintance of mine, not close, but friendly, and when he told me he was buying a new house, I told him I would be happy to inspect it for him, at a reduced price, of course. He never mentioned it again, until 8 months later when he called me in some distress. It seems the builders own inspector had offered to inspect the house for them for $150, considerably less than my fee, even with the friendship reduction, and John had accepted. If this seems a bit like asking the fox to guard the hen house, you are right on target. John was now suffering from the results of the poor if not non - existent inspection that was given by the company inspector. The water heater in the attic was improperly installed without a drip pan, water was leaking onto the ceiling below. The main condensate drain line was not insulated and also dripping, leaving ugly water stains on the ceiling. The furnace exhaust pipe was not properly vented to the exterior or strapped in place. The furnace itself was improperly installed on its back, so it could not vent properly, allowing harmful gases into the attic. Electrical connections were not enclosed in junction boxes, GFCI was not in all proper locations, and with only one 20 amp circuit in the kitchen, the breaker kept popping off every time the microwave and the coffeemaker were operating at the same time.

I could go on and on. The report I gave to John after my inspection was 47 pages long and contained some serious issues. All of these could have been caught and fixed before they moved in had a proper inspection been performed on this NEW house.

The moral: 1.) Don't be fooled into thinking that you don't need an inspection just because your house is newly built. An inspection is not designed to find just the defects caused by age and/or usage over time. Many times, when inspecting older homes, I find defects that have existed since the home was built. 2.) You get what you pay for and 3.) NEVER EVER LET THE BUILDER INSPECT HIS OWN BUILDING!

So how did the residential housing market compare in 2007 versus 2006 data? The results may surprise you!

In Post Falls, Hayden and Silver Valley the number of residential units sold was down by more than twenty percent in year over year figures. However in Coeurd'Alene and the Rathdrum/Hauser areas the decrease in units sold was in the single digits.

But the real surprise comes when we take a look at average and median prices of these residential units that sold, by area! While prices were down approximately seven percent in Hayden and Rathdrum/Hauser areas, prices were basically flat in Post Falls and prices actually increased in Coeur d'Alene and the Silver Valley areas!

Silver Valley was also the one area where median prices increased by about four percent. Median price decreases were still held to single digit losses in the other areas.

The average days on market did increase across the board except for Rathdrum/Hauser where the number of days on market before a home sold remained flat.

The charts to the right reflect (from top to bottom) number of residential units sold in 2007 (first bar) and 2006 (second bar) and is broken out by area. The middle chart shows the average sold price in 2007 (first bar), average sold price in 2006 (second bar), and then the median sold price for 2007 and 2006 respectively.

The bottom chart shows the average number of days that a home spent on the market (DOM) before being sold. It is important to note that this figure reflects only those of sold houses. The number of days on market would likely increase substantially if homes that did not sell were added to the grouping as some homes may have sat on the market for six months to a year without selling.

I am not Crazy: Buy Residential Land Now

In my daily life as a real estate developer, I am often given a puzzled look when I relate to people that I am in the market for large tracks of residential real estate. On the heels of the largest housing slump in decades and one of the worse credit crisis' in modern finance, one might agree with my detractors.

So why buy residential real estate for development? Simple. When housing was robust, developers, builders and speculators were crawling all over each other to buy land, driving prices to unsustainable levels. Bidding wars were commonplace and land prices became ludicrous. Those prices have dropped 30-50% since that peak. It is a simple, old adage, buy low; sell high. The time to buy real estate is when prices are depressed. Savvy investors will do so and hold until the recovery. With that in mind, a few precautions are necessary.

· Buy Well Located Land: Many buyers of land in the recent run up simply went too far out beyond the growth areas too far away from the urban core. With the lack of serious buyers in the market today, there is no reason not to go to the "A" location where growth was robust before the market slumped.

· Buy Land with Excellent Access to Infrastructure and Employment: If you have to drive through another town or even two others to get to the highway, generally speaking, you don't want it. Land with easy access to highways and employment corridors wins every time.

· Make Sure Your Parcel is in a Desirable School District: This cannot be understated, families want good schools.

· Give Yourself Plenty of Holding Time: I operate under the theory that all real estate is cyclical. This down cycle will pass. In my opinion, late 2009 begins the recovery and 2010 will be a relatively healthy year. What if I am wrong? You should put yourself I a position not to care. In order to do this, you must buy at a heavily discounted price (50% or less of the previous peak value) and give yourself plenty of holding cost in your budget so that you can hold until 2011 or 2012 if need be. This is not a get rich quick strategy, patients pays off and you must make sure you put yourself in a position that allows you to be patient.

· Do Not Over Leverage: To much leverage will make it difficult to hold for longer periods of time, which may lead to making decisions that are contrary to your best interest. As interest piles up on land leveraged with 65% primary debt and a mezzanine level of 20% or more, land basis can quickly increase to a point where it is above market value. If you do not have the capital to leverage at 65% or less, get investors to make up the shortfall and give up part of the deal. Remember: "Pigs get slaughtered".

· Do Your Due Diligence: There will be plenty of opportunities this year to buy land. Make sure the parcel you buy is the right one, do not rush into it. Make sure you have a throughough understanding of the municipal development plan, in most places known as the Comprehensive Plan. Understand zoning and guiding, where the infrastructure is, timing issues and other issues such as density of housing allowed, types of housing allowed, etc. Also make sure you understand the price range that homes can sell for. Talk to realtors in the area. Talk to builders about housing construction costs and make sure that your land plus development cost supports the price of homes in the area. Get the help of a good planning and engineering firm to help you understand the efficiency of the parcel. Get a wetland survey, an ALTA survey and environmental report. With these items, you can determine the developable acres, known as net acres (vs. gross acres). You cannot build in a wetland, lake or easement, so do not pay for it. Only buy on the ne acreage.

Finally, have patients, wait until the market is back and prices have increased substaintially. You might make a profit in two years, but you are likely to do much better waiting until the recovery is in full force.

How to Purchase a House in the State of Louisiana

When a purchaser decides to purchase a home in Louisiana, a good realtor with a large database of available homes to fit the purchaser's budget should be located. The Purchaser has a choice of homes if the realtor is a member of the National association of Realtors or the Northwest Louisiana Association of Realtors or the Southwest Louisiana Association of Realtors. This is because the realtor will have access to the MLS or Multi Listing Service, which is an inter realtor service that has a data base of every type of home in different residential areas of Louisiana. The purchaser has a greater choice of the type of house and the location.

Once the property is located the purchaser makes an offer in the form of a purchase and sale agreement stating the price offered, the down payment, the financing plans, the legal description of the house, good and marketable title, inspections required under law, the time frame in which each stage of the transaction is to be completed the liens and who bears the costs if the house is damaged before the settlement. The offer is sent with a check to be kept by the realtor in escrow and to be paid to the seller.

The seller, on receipt of the offer is required under the Laws of the State of Louisiana to make a complete disclosure of the present and potential defects of the property both structural and environmental if the property is residential. The seller's disclosure form has 22 disclosures to be made by the seller. If the seller does not know of any defect it should be stated in the form. The disclosure is not a warranty by the seller and the purchaser must carry out inspections. Once these tasks are completed the seller and the purchaser will sign the agreement and make it a binding contract.

The purchaser will now make inspection and title search arrangements. The purchaser should engage a certified inspector to assess structural defects, pest control, plumbing, , heating, ventilation and insulation.

The purchaser should hire an attorney, a real estate title company or a trust and title company to scrutinize the title of the property and to check public and court records for possible encumbrances of the title of the property. The American Land Title association has a list of title search professionals the for the purchaser's reference. Encumbrances that affect the title of property in the State of Louisiana are, implied easements of necessity which is recognized by law. Other encumbrances are liens on the property arising out of non payment of amounts due under judgments, unpaid taxes assessments unpaid mechanics. Any encumbrance that can be remedied is communicated to the seller. The purchaser should buy a title insurance to avoid the litigation costs in defending possible title claims. that were not discovered by the title search.

When the Notary Public records the sale, the seller passes possession and title to the purchaser and the purchaser finishes the process of purchasing a home in the State of Louisiana.

It should come as no surprise that the housing construction sector is in the tank right now. Yet, another tank, The Online Think Tank, estimates that it will be well into 2010 until things return to normal. Currently, housing construction is at a 14-year low. New Housing starts are about as low as they have ever been seen when you compare the new homes being built against the total number of homes.

Can things get any worse? Well it just so happens that the answer is yes, but do recall that 14-years ago it was 1995, which was a pretty dismal year in the housing sector and interest rates were very high to boot. Few would deny that affordable housing is paramount for a thriving civilization and the problems that arise without it can cause regions or entire nations to go into economic decay, even crumble. Of course, in the United States there is a bit of unrest in the housing sector, as builders find no buyers for new homes, thus have stopped building them. Living in New York City - A Cultural Melting Pot

New York City is the most exciting city in the world. This is true for many reasons - one reason being the diversity that can be found here. Whatever culture you are looking to experience, you can find an event for it somewhere in the city.

How Does a Decrease in the Federal Funds Rate Influence Your Ability to Purchase Real Estate

Dr. Ben Bernake and the Federal Reserve have cut short-term interest rates for the last two consecutive months by a total of .75% in an effort to prevent the U.S. economy from slipping into a looming recession. Since most consumers do not understand how short-term interest rates actually impact their ability to borrow money, these rate cuts often create a common misconception that a decrease in the Federal Funds Rate translates to an equal drop in mortgage interest rates when these cuts often cause the latter to rise.

There are two primary interest rates controlled by the Federal Reserve that dictate the overall cost of borrowing money on a short-term basis: the Discount Rate and the Federal Funds Rate. The Discount Rate is the interest rate the Federal Reserve Bank charges member banks when these institutions borrow money from the government. The terms of these loans are usually no longer than 30 days and generally do not have a direct impact on the consumer. The Federal Funds Rate is the interest rate that commercial banking institutions charge each other over night for the use of Federal funds to meet their individual reserve requirements. This interest rate tends to impact the individual consumer and the economy as a whole over time more directly.

Mortgage interest rates, on the other hand, are determined by the trading price of mortgage-backed securities and fluctuate based on the performance of the bond market. The 30 year fixed rate mortgage tracks the yield on the 10 year Treasury note and usually runs about two percentage points higher than the 10 year Treasury yield on any given day. In accordance with basic rules of supply and demand, when investors purchase mortgage bonds the price of the securities increase, causing yields and interest rates to drop. Conversely, when investor appetite for mortgage-backed securities decreases, bond yields and interest rates rise as the bond prices drop.

Over the last few months bonds have been favorable investments in light of the credit crisis caused by bad loans, a weak labor market, and a slow housing market, and as a result these soft economic indicators long-term mortgage rates have seen steady declines. Since the Federal Reserve leverages rate cuts to stimulate economic growth, there is a good possibility that investors will abandon conservative bonds and seek out more aggressive variable rate investments (i.e. stocks) as soon as recession fears pass, causing bond prices to drop and mortgage interest rates to rise.

Phoenix New Build Tour 2008!

No, this isn’t an official event a la the luxury home tour in Tucson this past week. Rather this is my personal odyssey through multiple new construction communities here in the Phoenix real estate market over the past week.

Yesterday was Surprise day - visits to Richmond American, Taylor Woodrow, D.R. Horton and Ryland in Greer Ranch and Surprise Farms. Incentives are a mixed bag and depend on a builder’s level of desperation in selling a home.

Rarely am I stopped in my tracks by a floor plan, but that happened with the Renoir model being offered by Richmond American. One of these days I’ll remember my camera when I’m doing this, but trust me when I tell you the layout was spectacular and as open as I’ve seen.

When a larger home doesn’t feel pointlessly large (as another of Richmond American’s does, with a bathroom designed to land small aircraft), that’s a feat and it’s been pulled off well there.

In other new home news, Pulte is getting ready to open its Cabrillo Point subdivision just to the southeast of Arrowhead Towne Center. Only 69 homesites are going to be available when Pulte opens its doors; the doors actually are for a sales trailer as there are no models on sight.

Have I mentioned today not to visit a new build without an agent? Add this to the list of reasons … general suspicion. If the builders really wanted an agent to represent a buyer, would they make it so difficult to be represented and would their smiles disappear when they see a business card?

New Delhi: Kartik Talwar, 23, is about to graduate from the Indian Institute of Management, Kozhikode (IIM-K), and is eyeing a career that is relatively new among the business school set.
“I want real estate consulting or a job in a real estate firm,” said Talwar, an engineer who will enter the job market for the first time. “I talked to a few architects in my batch, plus alumni, and realized this is what I want to be.”

Two real estate companies — DLF Ltd and K Raheja Universal Pvt. Ltd— have asked for slots to recruit at IIM-K when job placements begin in the first week of March for the 2008 batch. The school is also expecting some real estate consulting firms and realty funds to make offers to graduates.
The trend is significant because real estate has historically been an unorganized sector of the economy, relying on family ties and personal connections for its talent pool. But if past experience and recruitment on college campuses — information technology in the 1990s, financial services and consulting in recent years — is any indication, the aggressive wooing of fresh management graduates reflects the changing and growing nature of the industry. Retail companies, for instance, were seen on campuses last year, a few months after giants such as Reliance Industries Ltd and Bharti Enterprises Ltd announced plans to enter the sector.
Real estate in India has already seen a rise in mid-level salaries and high attrition rates. A number of real estate firms tapped the capital market last year—developers, including DLF, Omaxe Ltd and Puravankara Projects Ltd, raised around $3.7 billion (Rs14,689 crore) in 2007. Another company, Emaar MGF Land Ltd, shelved an initial public offering earlier this month due to the turbulent stock market.
Still, the growth in the business has translated into big-time hiring. “For the first time, we have become very aggressive regarding people,” said D.P. Srivastava, director of Omaxe, who looks after nine divisions of the company, including human resources. “Our expansion has been very fast in the last two years.”
Omaxe has invitations from six to seven business schools such as the privately-run Amity Business School and the Indian Institute of Planning and Management in New Delhi, and Nagpur’s Institute of Management Technology. It plans to hire 25 management graduates, and wants a total of 40 new recruits, including finance and engineering graduates.
For most business schools, real estate companies are first-time recruiters. “Real estate developers and infrastructure companies are the new trend,” said Saikat Dutta, who is on the student placement committee at IIM-Bangalore.
Most placement representatives that Mint interviewed, including Dutta and those from IIM-Indore, declined to reveal the names of the real estate companies that will recruit on their campuses. Business schools compete for top recruiters as much as companies fight for graduating talent.
Recruiters at the Indian School of Business (ISB) in Hyderabad include Jones Lang LaSalle, a global real estate services and money management firm; CB Richard Ellis, a real estate advisory; Tischman Speyer, one of Manhattan’s largest commercial landlords; Hines India Real Estate Pvt. Ltd, the local unit of a US-based real estate firm; and DLF.
Besides real estate, health-care is also recruiting in a more organized manner, notes Bhuvana Ramalingam, director of communications at ISB. The school began placements in November and expects them to peak this month.
“Health-care (companies are also visiting ISB) because we have a number of doctors in our batch,” said Ramalingam. The new recruiters on campus have not quite displaced the highest paying sectors: investment banks, consultancies and private equity firms. Recruiters from these areas are expected to pick up 60% of graduates from business schools again this year.
Thus, for new recruiters such as real estate, the challenge remains to offer competitive salaries. Salary levels in the real estate business have grown at an annual 25-30% in the last two years, driven largely by the shortage of people at every level, as a predominantly unorganized business transforms itself into a more organized one.
“The average annual salary at IIM-K was more than Rs12 lakh last year,” said Talwar. “I expect that to be topped”.

Commercial Real Estate Bust or Buying Opportunity? You Pick

The dichotomy that surrounds the real estate crisis in the United States can be encapsulated in two news reports during the past three days.

First, billionaire mogul Sam Zell added significantly to his holdings in Starwood Hotels and Resorts (HOT) to become that company's second-biggest shareholder. In response, James Corl, the chief investment officer fo r real estate securities at Cohen and Steers Inc., expressed optimisim when he told Bloomberg News: "Sam Zell as a seller started the REIT market decline last February and I think Sam Zell as a buyer probably marks the bottom in real estate stocks."

But even before investors could breathe a sigh of relief or contemplate their next move into the market, the headlines in Friday's Wall Street Journal screamed "Commercial Real Estate Bust". Based on a report released last week by the Massachusetts Institute of Technology and the dire warnings of a New York University economist, the Journal declared that the property investment market is about to go under.

"The coming bust of commercial real estate will lead to another round of massive losses for the banks who made these loans and the investors who bought these toxic mortgages," said Nouriel Roubini of NYU. "The financial markets massacre is just starting and a generalized liquidity and credit crunch will become full-blown in the next few months."

Yikes!

Who to follow? Zell, who has famously sat on the sidelines as the world's credit burned, or Roubini, who does get kudos for sounding alarm bells last year prior to the subprime mess?

Two points need to be raised. One, commercial real estate loans didn't go to the people who didn't know what they were getting into. While commercial foreclosures may occur, the more likely scenario is valuable land will be snapped up quickly by shrewd investors. Second, construction in America isn't slowing. In December, the Census Bureau reported that nonresidential construction was up 20% year-over-year.

Also, the MIT report mentioned in the Journal indicated there was a 7% drop in commercial property prices during the second half of 2007, but that was after a five-year run up and the drop came amid the decline in seemingly every asset but gold.

In these times when mediocre economic news quickly becomes warnings of doom, many pundits have already positioned commercial real estate market on a cliff. If they've done so hastily, you can be sure investors like Zell will take advantage of undervalued properties.

This article will be an introduction to the "Secondary Market." This alternative means of financing that is not known by many people versus the traditional Primary market . The Secondary Market buys and sells "Notes" which generate the funds to finance property sales.

In the first article I suggested that owners and realtors add " Financing Available" to their ads and signage, and put their prices back up to what they wanted for the property. A few savvy Realtors, called to make sure the "note funding" was not competitive with them. The answer is NO it is not.. To the contrary, Note funding is an alternative funding source for the Realtors. The Note buyer has no association with the Realtor/ client normal course of business other than to provide the funds. for the closing and buying the mortgage note.

That article generated a number of responses from readers with questions and comments, all of which I appreciate. Many property owners and Realtors said that after they added "owner financing" or "financing available" to their ads and signage, their property inquiries increased substantially. Several had also had gotten offers based on the prospective buyers seeing "Owner Financing" on their signage and in their ads. Why? The prospective buyers didn't qualify for a traditional Lender's loan, but did qualify for the "Note" Company's funding. No banks are needed.

This is not deceptive advertising. The Note Company will furnish the funds. Of course you should be working with an ethical, secondary market company before you do this. I can recommend a number of companies for you to consider.

You should not have to pay any up front fees, or any cost for the note closing.

What is the "Secondary Market"?

Lets look at the answer to this question, in light of the lending and real estate markets, which are now in turmoil.

The Secondary Market, often called the "The Paper" market or the "Cash Flow Industry" are the names given to the buying and selling of income streams of cash in the Financial Markets.

This industry has been around for decades, and has EXPLODED. in the mid to late1990s, Primary Lenders have made billions of dollars worth of bad loans in recent years, making large profits for themselves. Now, they have lost billions of dollars, due to their bad judgement and inappropriate loans. This event has created financial disaster for many of unwary homeowners. They are now out in the cold being unable to purchase a home because of their damaged credit report. because they got duped in by unethical variable interest loans.

* What is the present "overall condition" of the interior of your home?

Again, it's all about that ever important FIRST impression! When they are standing in your foyer what are they seeing ... feeling ... and yes, smelling? Statistics have shown that the decision to "buy" is usually formed in these first few seconds. Their eye should immediately be drawn to a "WOW" factor. If you have an amazing exterior view from the interior such as a pool or outside retreat area, that area should be targeted and given special attention. Question: What is your available budget to make necessary improvements? Whenever possible, repairs and updates to the home should be made before you put it on the market. Remember, your goal when selling should be to " ACCENTUATE the positive ... while ELIMINATING the negatives!"

* What is your competition?

What choices do your prospective buyers have in your same price range, in your area? New homes? Older homes in tree lined neighborhoods? What amenities are your competitors offering that would tip the scale in their favor? Updated kitchens and baths? Outside retreat areas which have become so popular ... which offer "additional living space", and speak to lifestyle? And what about adding perceived value? With the addition of updated fans, light fixtures, a fresh coat of paint on an existing stained garage floor ... you can affordably add perceived value to any existing home. Is it possible that by offering a years membership to the local golf course, or adding a year of lawn and pool maintenance to your home, you could tip the scale back in your favor? Real Estate Agents - Do They Have Time For You

I am fairly lucky investor to have a very good seasoned broker who does spend time with me. I recently have been looking in far away areas to invest in and had to look for another agent.

Every time I drive by a house there is a for sale sign with a real estate agents information on front. I have tried to call these agents numerous times to check out these properties.

Real estate agents usually respond within about a week. I can understand they are very busy and have to find time. Lately I have been getting responses back after three weeks. That is plain ridiculous and at that point they should have not called back at all.

When you are talking to an agent if you are polite they will usually tell you why it took them so long to call you back. The main reason is the overwhelming number of bank owned properties.

It is getting to the point that real estate agents have minimal time to deal with their clients at all. The banks require so much leg work many agents don't have time to sell. They only have time to list and watch the bank owned properties they control.

A real estate broker friend of mine has a small office where she is the only agent. She has over fifty bank owned properties that she is listing. She had to hire three people just to manage all of them besides working sixteen hour days herself. The worst part is that she has barely sold anything.

It is getting to the point that these real estate offices just keep on getting a larger and larger inventory of listings without selling anything. It almost seems like they like to accumulate the darn things.

These banks are putting such a burden on these real estate agents. They should at least listen to the agents so they could move the properties. Of course, they don't listen and they overprice everything. Over pricing is bad enough but not willing to negotiate is just plain wrong.

I really don't understand why these agents are working so hard for these banks with very little compensation. I guess it is the only way to survive in this game.

Eventually the banks will have to break on their prices and the housing market will start moving again. At that point I guess the agent's hard work will hopefully pay off in the end.

There are still a lot of great realtors out there today willing to help you, but it is getting hard to find. It is not their fault they are so busy. People are only capable of so much.

I would not blame the realtors to much if you are trying to put offers in. They are stuck between you and the banks. Just keep on trying and if you are intent someone will give you the time of day.

I am not trying to say all realtors do not call you back. I'm really just saying that they are very busy and have no time.

Welcome to our apartment in Hurghada
Our beautifully furnished spacious ground floor self-catering apartment is in Hurghada on the Red Sea Riviera in Egypt.
Your party will be met at Hurghada airport and returned there at the end of your holiday. This Free service is provided for your convenience.
The apartment is set within a gated complex with 24-hour security in a quiet area and has a shared swimming pool.
There is air conditioning in each of the bedrooms and in the living room.
There are 4 steps up to the entrance of the apartment otherwise it is all on one level.
It has 3 bedrooms, one with bathroom en suite. All bedrooms have fitted wardrobes. There is one more bathroom (shower, washbasin and toilet) and a cloakroom (washbasin and toilet only). Each toilet has bidet facilities. Two of the bedrooms lead directly onto the patio. Each bedroom has large twin beds, which can be placed together or apart as you wish and a large bed settee in the living room can sleep up to 2 more people at extra charge of £50 pp per week.
A midweek change of towels and sheets is included in the price.
A travel cot and baby buggy is provided at no extra charge if you request them at the time of booking. The baby buggy also has a detachable parasol. Bedding for the travel cot is NOT provided.
Whilst children are welcome, the apartment has not been made 'child proof'.
The living room has seating for 6 people and there is a dining table and 6 chairs should you wish to eat in. A large terrace/patio is accessed from the living room and there are 2 tables and further 8 chairs on the patio.
There is a satellite TV and DVD player in the living room. The DVD player will play your music CDs and MP3s
A safe is provided Free of charge.
Total area of apartment approximately 163m²
A fish restaurant serving delicious locally caught fish is located just outside the gated community and many local restaurants will deliver should you wish to eat in. Shops, restaurants and the beach are a 10-minute stroll away. Local taxis and buses can be stopped just outside the apartment and cost very little.

This is a non-smoking apartment. We would like to ask our clients who wish to smoke, to kindly smoke on the patio, and not in the apartment
The party leader must be at least 25 years old.

Scuba Diving,Water sports, Trips and Eating Out
From this wonderful location you can experience any kind of holiday you desire - from a totally relaxing retreat to an action-packed adventure. Hurghada is famous for its World-class diving. The quality of the reef is said to be surpassed only by the Great Barrier Reef. The area is also renowned for wreck diving such as the Thistlegorm.
All levels of diving are catered for from basic training through to advanced technical dives. You can pre-book this through me if you wish. If there are members of your party who don't wish to dive, they are able to join you either to snorkel or just to take the boat trip. An excellent lunch is served on full day trips.
You will find many other water sports including kite surfing, catamarans and fishing. An Aqua park, fabulous beaches and spas are available close by; there is an 18-hole USPGA golf course 20 kilometres away. There is also a fantastic choice of restaurants to suit every taste from Macdonalds and Pizza Hut to fabulous inexpensive local fish restaurants. Samos a Greek restaurant on Sheraton Road is one of my favourites.Lovely freshly cooked food and very friendly staff. There are several nightclubs including Ministry of Sound and Hard Rock café.
Desert safaris, Quad Safaris, excursions to Luxor, Cairo, Aswan and the pyramids at Giza can all be arranged for you. We can even arrange a 3 or 5 day cruise down the Nile for you. If you want to book these trips they can be booked through our friend who will pick you up from the airport on your arrival. If you wish to prebook and pay for your trips and diving before your departure from the UK contact me for full details and prices. This can be arranged.

Local taxis and buses are very cheap and although car hire is possible it is not recommended. The Egyptians seem to drive on both sides of the road and a lot of the time without lights on even when it is dark!! Surprisingly on my many trips I have not seen an accident.

The HousePapayas House is a 1 Bedroom, 1 Bathroom Home with a sofabed (twinsize) in the Living room. The newest addition is a baby crib for kids until about 3 years old. The house has aprox. 700 sqft. indoors and 400 sqft. veranda.The masterbed is a king size bed with memory foam mattress, which makes you feel like sleeping on a cloud. The bedroom and the livingroom have separate airconditions (split system - very quiet). The kitchen is equipped with gas cook, small toaster oven, toaster, coffee maker, water boiler, microwave, fridge with freezer and a dishwasher. There are all linens & towels in the closet. The iron, board and washer in the small room beside the kitchen. Furthermore you get a walk in closet just out of the bedroom.

Where are we ?The Conch House is located approximately 10 minutes drive off the main road leading into Williams Town on Little Exuma. We are remote! . George Town the capital is about 40 minutes drive and here you will find a bank, supermarket, carhire, boat hire, tourist shops and boutiques, telecommunication supplier, restaurants, hotels. Do not expect lots of shopping, pubs, restaurants or night life -- no fast food places either.

Eleuthera can be a bit of a culture shock with the speed limits in the settlements of 15 mph, no traffic lights and only one main road which runs the whole 110 miles of the island. Eleuthera island is only 3 miles wide at its widest point so you are never far from the sea. The wild Atlantic ocean is one side where you can surf. The other side is the calmer leeward sea, perfect for snorkeling and water skiing. The two oceans meet at Glass Window Bridge which is only a car width across. The is one of Eleuthera's tourist spots where you can see the rough Atlantic ocean crashing against the rocks on one side and the clear calm turquoise water of the Caribbean on the other side.

Eleuthera is well known for its unspoiled beaches, surfing and excellent diving. Current settlement is just 5 miles from north Eleuthera airport which has direct links from the USA and Nassau. Five minutes drive away from our home, Freedom View, is the “Current Cut” which is one of the top ten dive sites in the world where the dark Atlantic sea meets the calm leeward side. You can take a drift dive at Current Cut lasting 10 minutes where you could see rays, sharks and all sorts of marine life. Diving around Eleuthera is quite popular.

This is also the site for the a marina to be built soon, enticing the rich and famous to North Eleuthera. Talking of rich and famous, the well known Harbour Island (Briland to the locals) is only a water taxi ride away and well worth the visit. PropertyMaps - Real Estate Searching

When it comes to real estate technology, you are helped out by mashups everyday and may not even realize it. What’s a mashup? Basically, it’s a combination of Web applications that are “mashed” together to do something totally different. In Real Estate, mashups are most prominent in map form, such as integrating housing databases and Multiple Listing Service (MLS) listings with maps. MLS’s are the databases that are shared by all Realtors from coast-to-coast.

A recent submission on CoolSW, PropertyMaps serves the Real Estate industry and is a searching tool that combines complete Multiple Listing Service (MLS) access with the easy-to-use interface of Google Maps. I’m not a licensed Real Estate Broker, but I did sit down over a latte and briefly tried out the software/service. I found it easy-to-use and it seemed well integrated with the MLS. I found a lot of homes that had been placed in foreclosure, but I didn’t look up the addresses in the MLS to confirm if it was a “short sale”. In my unscientific comparison of PropertyMaps coverage to other services it looked like they had about twice the listings in any given market where they had data. The company reports they update the data daily and their not as susceptible to errors and inaccuracies of sites that “screen scrape” for listings.

I’m not advocating anyone navigate a complex real estate transaction without professional assistance because Realtors with specific market knowledge are more likely to know the local factors affecting the sale of any home. However, for many of us who are into casual home searches or curious about the market in other regions, the site offers a large database of property listings with detailed maps in 3D. In the latest addition to the service it offers features allowing users to search not only for homes but also for criminal offenders who may live nearby.

As a casual observer I found the software/service interesting and cool. Searching for homes online may no longer mean visiting a dozen Web sites. Real estate agents launch defamation action against Google

Two Victorian real estate agents have launched a defamation action against the search engine company Google.
Counsel for agents Mark Forytarz and Paul Castran of Castran Gilbert, appeared in the Supreme Court today for a directions hearing, alleging their clients have been defamed by articles found via Google searches.
The plaintiffs claim the articles suggest Mr Forytarz bullied an intellectually disabled man into selling his home in order to claim a commission of at least $200,000.
It is claimed the article paints Mr Forytarz as unscrupulous and unethical and he suffered distress embarrassment and humiliation as a result.
They also claim another article alleges Mr Castran used dummy bidders to inflate the prices of the properties he sold.
They claim they asked Google to remove links to the articles late last year, but no effective action was taken.
They will return to court in March.

Mortgage Companies Who Call Foreclosure Victims All Day, But Never Return Phone Calls for Help

One of the most frustrating aspects of the entire foreclosure experience is the fact that a bank is involved. So many problems would be solved simply if there was no bank to deal with. Unfortunately, this would make foreclosures virtually disappear overnight, a scenario that most lenders making billions of dollars from their victims would find horrifying in the extreme.

But this does not eliminate the fact that it is almost impossible to get representatives of lenders to call anyone back, either to approve a loan modification or other plan or issue a short turn-down. For one reason or another, mortgage companies are quite capable of incessantly calling homeowners who are behind on their payments, but are equally incapable of returning a phone call to these same foreclosure victims when they are attempting to find a solution.

The irony of the situation defies logic and is beyond belief: lenders try to contact their clients to get their money, but when offered a plan to get them their money, they ignore the same exact clients for months, pushing them to the brink of losing their homes to a sheriff sale. Can anyone honestly determine, based solely on their actions, if lenders want foreclosures or not?

But what should homeowners do when faced with this situation? There are probably two main options that they have to deal with the event of the lender ignoring their attempts to save the home from foreclosure. They can either try to file a complaint with regulatory agencies, or fight back in the court system.

Although there are numerous regulatory agencies that oversee the banking industry, most of them represent dead ends for homeowners. Complaining to the Federal Reserve system about a bank that is a part owner of the Fed reflects some conflicts of interest that will not be easily overcome. As well, complaining to a government agency that receives the money for its annual budget from these big banks, through the Fed, will also result in a quick disappointment for homeowners. No, it seems that there is no agency that foreclosure victims can report the bank to for their failure to give them a phone call back. Besides this, if the mortgage company called them back and said their modification or payment plan has been turned down, they still would not have anyone to complain to.

It is really not surprising that the lender's loss mitigation specialist is unable to return the homeowners' calls, though, as these lenders are notoriously incompetent, and will wait until the very last second, mere days away from the foreclosure auction, to tell their victims that they did not submit all the right paperwork, the four-month old paperwork is not out of date, the owners do not make enough income, or could not qualify for the modification. The bank's customer service representatives just put it off as long as possible. Complaining, unfortunately, will get the homeowners less than nothing and will waste valuable time that could be used finding other methods of saving a home.

Another almost equally futile attempt might be made by the homeowners if they really think there is a possibility of qualifying for a plan from the lender. In this case, they would want to keep trying to get in contact with someone at the bank and try speaking with other people in the same department and explain that they have not had a phone call back in 45 days or however long it has been. In most cases, though, they will simply be told who has their file, reassured that they will get a call back, and then transferred back to voicemail.

The immense frustration that homeowners experience when working with the bank is just one reason that they should have backup plans to stop foreclosure. Try dealing with the lender, but also try other options. There are professional companies that specialize in this kind of loss mitigation negotiation and may have better contacts with the lender, and other companies can help refinance, work with an investors, or file bankruptcy to avoid foreclosure. The homeowners will just have to figure out what the best ways to stop foreclosure are for their situation, regardless of how the bank acts.

As a last resort, the homeowners should go to the courthouse and ask for a hearing before the judge in the case. The can explain that they have been trying to work out a modification outside of the legal process, and had been told that they would receive an answer, and that they have not gotten one, despite sending the lender all of the required information and documents months ago. Time is now running out, and the lender should be forced to respond or the foreclosure process should be put on hold until they have figured out what is going on with the loan they are trying to foreclose. The judge can order the lender to give the foreclosure victims their answer, or not allow the mortgage company to go through with the foreclosure auction. That means keeping the sale date off the schedule entirely until the bank lets the homeowners know whether they have qualified for a workout program or not.

Going to the court like this may seem intimidating to the vast majority of foreclosure victims, but it should not be. The lender will not hesitate for one second to use the legal process to their advantage, and owners ignorant of how the system works are one of the bank's greatest strengths. The clerks of the court can usually tell the homeowners which forms to fill out to request a hearing, though, as well as how to file and when the hearing will take place.

Once the hearing date is set, the foreclosure victims should make absolutely sure that they can attend. Then the most important point will be for the homeowners to make sure they bring records of their calls to the lender requesting an answer, as well as documents they have submitted to satisfy the bank's checklist for a workout plan, and explain that they have so far received no response and are losing valuable time and the opportunity to work on other solutions by trusting in the lender's offer of potential workout plans.

Complaining to a regulatory agency about the bank's nonresponsiveness will most likely result in the homeowners getting a form letter saying that the bank has been investigated and they did not do anything wrong. Actually, only you can answer that question accurately ... as it relates to you! Personally, I've noticed that for so many people, the distance is staggering. And the gap is often a deep chasm that results from the dread of the unknown.
